The views above show a garden room at the back of a house in Holland Park, which has access to a large communal garden from the small private garden. A bay window in the study over gives views in all directions.

In the first of the two cases below our clients initially asked for a roof extension to gain space as a family room. However, the garden was under-used as it was only accessible from the staircase between ground floor and the basement. A full-width conservatory at the back of the house, with an extension upwards to enclose the ground floor kitchen window, provided a garden room, which is much used.

In the second case, a single-storey flat-roofed extension had been constructed previously to the side of a semi-detached house, but access to this was via the basement. After cutting openings in the side wall of the house and in the extension roof a glass rooflight gave headroom over new stairs from the ground floor of the house. A conservatory was added at the rear.
